Preventative Maintenance
Level I - Perform preventive maintenance and minor repair to fan coil units, air handlers, and re/pre heat coils.

Level II - Oils and greases bearings and industrial drive belts.
Level II - Unstop or replace condensate drains.
Level III - Changes motors if repair impractical, cleans and reinsulates per SOP.
Level III - Assists in changing bearings.
Level III - Performs preventive maintenance on air compressors, including crank cases, regulators and dryer repair.

Level I - Basic knowledge of applicable International Plumbing codes.
Level I - Performs routine maintenance of emergency eyewashes and showers.
Level I - Unstop/replace toilets, urinals, and sinks under direct supervision.
Level II - Test and replace failed valves or interior valve parts.
Level II - Clear drains with manual or powered auger as necessary under direct supervision.
Level III - Unstop/replace toilets, urinals, and sinks with limited supervision.
Level III - Clear drains with manual or powered auger as necessary with limited supervision.
Electrical
Level I - Change bulbs, ballasts, switches, receptacles and covers.
Level I - Checks and sets building clocks and automated lighting systems.
Level II - Traces circuits to isolate problems under direct supervision.
Level II - Measures current (AMPs) and voltages to verify proper circuit function under direct supervision.
Level III - Traces circuits to isolate problems with limited supervision.
Level III - Measures current (AMPs) and voltages to verify proper circuit function with limited supervision.
Carpentry
Level I - Replace/repair floor tiles and cove base.
Level I - Paint Mechanical rooms.
Painting
Other
Level II - Ensures work is performed in compliance with safety, building, fire, hazardous and other applicable codes and regulations.
Level II - Knowledge of AIM or comparable Work Order Tracking System and ability to enter data as needed.
